Real Estate Debt Valuation Analyst

Altus Group is currently seeking a Real Estate Debt Valuation Analyst to join their Irvine and/or Los Angeles office. This role involves gaining knowledge in debt valuation and appraisal, including underwriting, cash flow modeling, and client workflow management. The analyst will be responsible for market analysis, discounted cash flow modeling, and understanding capital markets. Responsibilities - Learn and handle the administrative tasks that drive the Altus/client process and ultimately the relationships; asset management call scheduling, lender package reviews, asset summary reviews - Learn to complete a market analysis for a subject property, which includes gathering and analyzing data about the subject’s market and submarket - Analysts learn to apply judgement and gain knowledge on data gathering and learn to determine reasonable valuation assumptions for each deal - Learn to prepare discounted cash flow models primarily using excel and become familiar with ARGUS Enterprise for underlying collateral valuations - Analysts use factual data provided by Clients (rent rolls, operating statements, tenant sales, and various other financial information) on the subject property to learn the risk associated with underlying collateral commercial real estate which impacts overall debt valuation - Learn to read and understand various loan documents including investment committee memos, loan agreements, promissory notes, etc. as well as review external third-party collateral appraisal reports - Incorporate subject property specific adjustments based on underlying collateral performance and business plan execution - Learn to utilize different research resources, including Bloomberg, to understand the latest changes in the capital markets and how they impact the latest loan originations - Discuss with debt team to gain comprehension of Federal Reserve commentary and decisions, treasury rate movements, and loan spread expansion/compression drivers - Complete the On-Boarding Training as outlined by the Professional Development Flight Plan (Core Competency Training, Trainee Courses (Business Practices and Ethics & USPAP & Basic Appraisal Principles and Procedures), become ARGUS Certified; build awareness of Due Diligence for client’s acquisitions Skills - Proficient with Microsoft Excel (v-lookups, Index/Match, pivot tables) - Exposure to business writing - Strong attention to detail - Ability to proactively communicate (i.e. when behind on deliverables or seeking assistance) - Experience working independently and also within a team environment setting in a professional or academic setting - University or college degree in Real Estate, Finance, or related field preferred but not required, with a minimum 3.5 GPA - Internship experience within the CRE industry is an asset - ARGUS experience is an asset Benefits - Rewarding performance: competitive compensation, incentive and bonus plans, and a total rewards package prioritizing mental, physical, and financial well-being. - Growth and development: we invest in your professional learning.
